The PBI ACQUISITION INTERMEDIARY PROGRAM:
PBI sells more laundromats than others because we do it like a laundry company does it, or at least did. Non Laundry Professional Brokers became involved more actively in selling laundromats in the 1990s and have since grown to dominate the acquisition field. However, laundromats wear and the exit strategies weaken. When laundromats are sold to an unaware buyer many problems may develop and this can result in many problems including possible litigation.
In many cases the laundromat will sit on the market for long periods of time before selling. Why? because the path is not recognizable.
What does PBI do that improves this picture?
First, we discover the issues reducing the performance of the laundry. Next, we devise a plan in which we will cost out to improve the laundry. We will discover the path forward. Then we address the lease, add extensions and modify the language to create a true financeable Laundry Lease. Once this is done the true value comes to light and typically is at a much higher value.
Then PBI will bring buying clients to the laundromat. The transaction is done quite easily and inexpensively, as the broker fees are generally much higher and unlike brokerage where the seller pays the commissions, the PBI Intermediary fees are very low and then split between buyer and seller.
